You've got some money that you want to invest, and
your what your dfather always told you:
buy land.

So you consider land with a building on it ~ real
estate, a solid performer and traditional hedge against
inflation.

“Most people feel that real estate is one of the beat
forms of investment over the long term,” says Toronto
lawyer Alan Silverstein, a frequent writer on real estate

issues.

you've ee staying power, you should do well with real
estate.”

In Vancouver's speculative market of the early
1980s, for example, the average price of a single-family
home tumbled to $116,500 in 1982 from a high of $164,500
in 1981, a 29-per-cent plunge. The average price in the
first three months of 1987 was $139,000.

Still, “history has shown that real estate will prove
over 10 or 15 years to be equal to or better than almost
any other investment,”

MAJOR ASSET

Real estate is one of the most common investments
Canadians make. Sixty per cent of households own their
own homes, and for many the equity is their major asset.

You can make that equity work for you, even while
you're still living in the home, by refinancing — bumping
up the mortgage. The money could be used as a down
payment on a second house or a cottage, which could be
rented out for part of the year.

The rental income subsidizes the mortgage pay-
ments on the second property, while any costs associated
with the investment can be deducted against taxable
income. Deductible expenses include interest paid on
funds borrowed to buy or improve the rental home, taxes,
insurance, maintenance and repair, and even auto costs if
you can prove you use your car to manage the
investment.

If you increase your mortgage on your home to get a
down payment on another one, you can even deduct the
additional interest payments.

However, you'll need a letter from the bank showing
you used the money for a capital investment, says Keith
Laushway, a senior taxation manager for Peat Marwick
Mitchell and Co. chartered accountants.

AVOID TRAP

Laushway also warns of a trap. Some people
remortgage their old house — which they intend to keep
as a rental property — for a down payment on a new,
perhaps bigger, home in which they'll live.

In that case, the tax benefits don't apply because
Revenue Canada does not allow a deduction for interest
paid on a principal residence.

To avoid that problem, the accountant says, you have
to sell the old house and use the proceeds as down
payment on your new home and your rental property.

Another tax advantage is the $500,000 capital gains
exemption which, in most cases, will shelter money you
make on the increasing value of the rental house.

Again, there's a catch. Revenue Canada won't allow
the exemption if assessors believe you bought the
property just to make a profit by flipping it.

There are two criteria Revenue Canada uses to
judge: your intention at the time of purchase and how
long you hold on to the property.

WHAT'S A FLIP?

If you advertise for renters, set up an account book,
perhaps do some improvements, then get an offer you
can't refuse three months after buying, your profits may
well be exempt, says Lyman MacInnis, a partner in
Touche Ross chartered accountants. “If you hold on to it
for a year, you're probably OK.”

A third tax break involves setting up a self-directed
Registered Retirement Savings Plan with property as
your investment. In such an arrangement, all rental
income is tax-exempt, while the deductions still apply.

There is, of course, the underside of investing in
property. Rental income rarely covers all the expenses,
including the mortgage, so buyers must be prepared to
put more money into their investment than just a down
payment, Higgins says.

But after you've built up some equity, income should
cover your costs.
