That’s good news, because new high-efficien- cy toilets make it easy to conserve precious water without changing your > SOUTHCENTRE REALTY LTD. lifestyle, according to Donna Rippin, product " manager for Kohler, a lead- ing manufacturer of plumb- ing products. Limiting the amount of water that is literally flushed down the toilet is part of a long-term trend that has steadily reduced the amount of water used Our thanks to all the wonderful people of Castslegar and area who utilized our services in ; 365-7636 { buying or selling property in 1995. eS 4k ae” BEST WISHES *iqy For a Healthy, Happy and Prosperous NEW YEAR From Castlegar's most Dynamic Real Estate rN Versatity by plumbing products, Rip- pin says. But now, a provision of the 1992 National Energy Policy Act sets nationwide limits on the amount of water used by plumbing products manufactured after Jan. 1, 1994, Tile: law limits new toilets to just 1.6 gallons per flush, compared to the typical 3.5 gallon models. For a family of four, that means a savings of more than 11,000 gallons per year. Consumers will find a Our Hostess’ Gifts and Information are the Key to Your New Community whole array of new toilets, some with familiar technol- ogy and others with innova- tive new operating systems, Rippin says. Understand- ing the differences makes it easier to select a toilet that’s right for your home. She says high-efficiency toilets rely on either gravity- operated or pressure-assist- ed flushing mechanisms. Since neither one requires any special plumbing, it can be hooked up to existing supply lines and drains. Gravity-operated toilets, used in most homes, Tely on the force of falling water in the tank to create the flush. Manu- facturers have refined this tra- ditional toilet technology so that new models work effec- tively on 1.6 gallons of water. But not all models are alike, Rippin explains. She identified some features that will ensure better per- formance. A large water surface in the toilet bowl - typically 9 by 8 inches - will help prevent staining. Also, a series of small holes in the underside of the toilet rim will wash down the sides of the bowl better than a few large slots. A _pressure-assisted flushing mechanism makes it possible to offer style options other than typical two-piece models, she says. It ensures a consistent, effective flush in high-style, low-profile toilets. A smaller tank inside the vit- reous china tank holds the water for the flush. When the toilet is flushed, all the water is discharged into the = BONUS! With low-profile, pres- sure-assisted models, look for a side-mounted trip lever, which is easier to operate than a top-mounted flush button, Rippin says. A side trip lever also frees up the tank lid as a storage surface. In addition to these basic operating systems, manu- facturers have also applied technology in new ways to create an effective flush with less water. For exam- ple, Rippin says, Kohler recently introduced its Tro- cadero™ Power Lite™ toi- let, which uses a small pump to push water through the system. The pump mechanism ensures a quiet and consistent flush regard- less of waterline pressure, a real plus’ where line pres- sure is low. It’s true that the new toi- lets cost somewhat more than their 3.5-gallon coun- terparts - from as little as $25 more for a basic model to several hundred dollars additional for one-piece pressure flush toilets. But they’ll recoup the invest- ment with savings on resi- dential water and sewage charges. SCALE RANC ter bath and the hall bathroom serving the other two bedrooms both have skylights.
