When you're starting out small what it takes mostly is hard work, say real estate experts and part-time landlords. “It’s not a passive investment,” says Gary Weiss, author of the Small Investor's Guide to Making Money in Canadian Real Estate. “You can’t buy it and hope to do nothing. Those are the people who always get burned.” So be prepared to put in the required “sweat equity.” Also, you should understand that getting a tenant is far easier than getting rid of one under the laws of most provinces “The most common mistake is to be too trusting about the honesty and good intent of prospective tenants,” says Weiss, a Toronto real estate broker. A landlord should insist on a writ ten application, accompanied with one month's rent as a deposit, and check with references and employ ers, Weiss and other experts say. Descendants look for clues FIVE ISLAND, N.S. (CP) — Spending a weekend hanging around graveyards and sifting for clues to the fate of an ancestor who died 146 years ago is not every family's excuse for a weekend reunion. But if the ancestor was murdered possibly by his own sons — it does add a bit of spice to the proceedings. “If we can't look for royalty, we can look for skeletons in the closet,” says Faye Saunders, great-great granddaughter, of John Ruff, whose death has sparked interest in the family past About 50 descendants in Ruff, all by one son, Noah, recently drove as long as six hours to this town on the Bay of Fundy to try to unearth clues to the mystery. Most came from the Upper Saint John River Valley in New Brunswick where Noah raised his family. “We did have some who did not like the idea of digging up skeletons like this and they are not here,” says Saunders, who lives in Fredericton. Inspiration for the investigative expedition came from a May 1987 newspaper article Saunders read of her family’s history According to John Ruff's sons, he was hit on the head by a tree he was trying to chop down in 1842. The death was ruled accidental by author ities. MAKES CLAIM Two years later, however, another son, Benjamin, claimed that two of his brothers were involved with their father’s death. No hard evidence of murder was found and there were no convictions. On their visit the area, Ruffs descendants visited Moose Island and the site of the old family farm They were also shown Ruff's burial site. And in the best tradition of fitting murder-mystery pieces together, the family held an open meeting in the community fire hall Family members came forth when they had a piece to add and help solve the puzzle was John Ruff murdered? It's still very intriguing and I don’t think anyone has come to any conclusions,” Saunders says. The mystery still baffles-not only Ruffs descendants. Local folklore has kept his ghost alive. Clayton Eagles, county councillor for the area, recalls a boyhood camping trip on Moose Island with his uncle. A storm smashed their small dory on the rocks during the night, an act his uncle convinced him was the doing of Ruff's ghost. “I believed him when I was 12,” says Eagles. “I was glad to see day light that morning.” Does this mean the search for the family’s past has ended? Not a ghost of a chance of that,” says Saunders. The co-ordinator of the detective team says some family members were planning a trip to Halifax to continue the search at the Nova Scotia Publie Archives. Geneologists use computers TORONTO (CP) — Trying to map the countless branches on a family tree can be a daunting task, but now computers are helping historians untangle their roots and discover new ones. A. genealogist someone who traces a family history — can travel back to 16th-century Italy or Ireland with the help of a computer, which can extend a search, then help to draw the family tree. Ken Gowie, a Toronto genealogy fanatic, used a computer to dig up and record information on his great grandfather. He found the one-time reeve of Peterborough, Ont.,. had tried to recoup the money he contributed toward a local road by setting up an illegal toll booth. “There are some real characters in my family,” Gowie said Jim Low found his patriotic hopes dashed when he discovered one of his relatives was a member of the American Revolutionary Army. “I was looking for a United Empire Loyalist.” Over the past year, computerized genealogy has taken off, said Greg. ory Harris, past chairman of the Ontario Genealogical Society. About 60 per cent of Toronto's 600 Genealogical Society members now use computers, he said. Gowie runs a free computer service that helps people track down near and distant relatives. The 75 programs on his new system called Kintracers, teach people how to start tracing their ancestry and point the way to publications and archives all over the world that could supply relatives’ birth, marriage and death certificates. These documents often provide the names of the person's relatives, Gowie said, and the search can then expand along new avenues Computer owners can transfer Gowie’s programs to their own computers by telephone, and can exchange information. Those who run into snags in their research can ask other genealogists for help through an electronic bulletin board. Last spring, a local school board launched an eight-week night course in computerized genealogy. Lynn Morgan, who ha$ traced her own family back 10 generations, teaches people how to use programs that chart complex family trees and organize detailed biographical mat erial. “The search gets to be fun,” said Morgan. “I started in 1975 and I'm not finished. He notes that 4 bank or mortgage company may refuse to count that rent when figuring out whether you can afford the house. Besides municipal zoning regula tions, you should be familiar with provincial laws on rent controls, which put a ceiling on increases, and any other laws covering landlord tenant relations. Estimate how much you can charge in rent net out of that, into account the upkeep and repairs, taxes and so on, not just the down payment and the mortgage. Then calculate how long‘it will take before the property is paying for itself. SHOULD BREAK EVEN It should be a break-even prop. osition immediately — with rental income covering all expenses — or in no more than two or three years, says Silverstein. Rent-control legislation and other laws protecting tenants’ rights to re- main at a property are discouraging residential landlords in somé prov- inces, such as Ontario, Silverstein says. “It's become so difficult being a residential landlord that many people are shifting to (becoming) commer- cial landlords, with a store, strip mall or building.” Ted MacDonald agrees that being a landlord can be trying. “I have an awful lot of good tenants, but ‘it only takes two or three bad ones to spoil your taste for it,” says MacDonald, 35, a TV video- tape editor. SOURS INTEREST An ongoing eviction battle at his rooming house, one of three proper- ties he’s a partner in, has soured his interest in being a residential land- lord. His first rental property, a duplex, only started breaking even after five years. “If you have the windows washed every two years, it costs you $200. That could be the difference between making money or breaking even.” MacDonald admits, though, that real estate has been good to him. He bought his first house about nine years ago for $55,000 and sold it for twice as much after a year’s work. Armed with a sledgehammer, he gutted the place and started over, learning such skills as drywalling and plumbing.
