Experts say too many homeowners let their mortgages run on longer than necessary at a cost of thousands of dollars in extra interest, either because they aren't aware of advan tages of an early payoff or because they opt for the wrong type of mortgage. However, strong competition in the mortgage market has forced financial institutions to tout loudly their new, more flexible arrangements. These give the homeowner, the opportunity to get rid of his debt in a hurry, and lenders say increasing numbers of borrowers are taking noti There are two ways to cut down a mortgage: home: owners can make pre-arrangements against the amount of money they borrowed — the principal — or increase their monthly payments, which cover principal and interest. Both have the effect of reducing interest costs by cutting the term mover which the loan is paid off. Bankers call the time it takes to pay back both principal and interest on a mortgage the amortization period. The savings from taking action can be enormous. CUT LOAN PERIOD Christine Mercer, editor of Canadian Consumer magazine, says a 12-per cent-loan of $50,000, to be paid back over 30 years, would cost $503.20 a month and a total of $181,152 over that period. “But if you cut your amortization down to 15 years, your monthly payment is $590.81 and the total cost of the loan is $106,346, a saving of about $75,000,” she said. Pre-payments can produce equally dramatic results. Many institutions have offered some form of limited pre-payment — usually 10 per cent of the principal — for some time, but different versions now are appearing on the market. The Bank of Montreal and the Royal Bank offer 10-plus-10 plans. These allow borrowers to increase their monthly payments by 10 per cent and pay off 10 per cent of the principal once a year without penalty. Canada Permanent and Canada Trust have taken it a step further with 15-plus-15 plans. SAVES THOUSANDS “If a consumer took advantage of the 15-per-cent pay down privilege on a $50,000 mortgage, he'd pay the loan off very quickly,” said John Clark, vice-president in charge of mortgages at Canada Permanent. “As a result, he would save thousands of dollars which he could use to reinvest elsewhere, take holidays or gamble away, depending on his interest.” By paying down 10 per cent a year of a $50,000 loan at 12 per cent, amortized over 25 years, borrowers can get rid of the entire debt in under seven years and save more than $90,000. Canada Permament now finds that about 35 per cent of its customers are shortening the time it would take to pay off their mortgages or reducing the principal owing when the mortgages come up for renewal — a considerably higher proportion than in the past. “People are realizing how much the interest payments cost them,” said Clarke Some institutions offer weekly payments, which also slash borrowing costs.
