No matter what type of heating system you use, it must be installed, main tained and used in accordance with a variety of regulations and * codes such as the BC Fire Code, BC Building Code, BC Gas Safe- ty Act, Electrical Safety Act, CAN/CSA Standards, etc. If you own a gas furnace, be sure and change the filters regu- larly and have it serviced by a qualified person every two or three years, or as recommended by the manufacturer, to ensure the efficient performance and safety is not compromised. Oil or wood furnaces should be cleaned and serviced every year. Forced-air electric furnaces should have the filters changed monthly during times of use. Don't forget to clean all ducts, grilles and dampers on a regular basis either. If you happen to use electrical baseboard or portable heaters, as with all the other heating sys- tems, do not allow combustibles to be stored close to the units which may ignite. Of all the heating systems, the solid fuel burning appliances get the most attention from the fire department. During this past week, we responded to two chim ney fires within the city. In B.C. approximately 500 fires a year are related to the use of solid-fuel Fire Chief and approximately one-fifth of all fires in one and two-family dwellings are solid-fuel related. The main cause of th is attributed to either the appliance, chimney or flue pipe being led too close to c material. It is therefore extremely important to follow installation instructions to the letter The installation of wood stoves 'S governed by the BC Building Code und theredaage every installa tion requires inspection by the Building Inspector The use of wood heat is expanding continually and any one considering the installation. of this type of heating system should discuss it with their insur ance agent as it could be consid. ered an additional risk. It is very important that these appliances be certified as having met the requirements of a recognized test ing and certification agency. The three major Canadian certifica tion agencies are Underwriter ’s Laboratories of Canada (ULC), Canadian Standards Association (CSA) and Warnock Hersey Pro fessional Services (WHI) Lt the appliance carries any One Of these labels, it means the product i built to meet of exceed the salety standard Once the appliance has been approved by the Building Inspec tor, it is then regulated by the BC Fire Code, which falls under my urea of jurisdiction. The BC Fir Code requires every chimney flue or flue pipe to be inspected annually to identify a dangerous condition, at the time of addition of any appliance, and after any chimney fire The BC Fire Code also require the chimneys and flue pipes to be cleaned as often as necessary to keep them free from dangerous accumulations of combustible deposits. Creosote, for example, can build up in the chimney very quickly if good burning practices wre not carried out. Once creosote ivnites, 1 can bum very hot and may be quite difficult to extin guish if left for too long a period. Chimney fireS can not only be a frightening experience to the homeowner, if not controlled quickly, can cause serious damage to the chimney or may spread to the remainder of the structure. So, let's keep our appliances in a safe condition and carry on through the rest of the winter in a warm home and leave all the house calls for pizza deliveries!
