But real estate agents are warning these prospective renovators that their repairs may not add extra dollars to the selling price. One person's idea of exquisite broadloom might be an ugly rug to someone else. Another might view a super-trendy sauna in the basement as a waste of good rec room space. - Tim Post, manager of Terry Martel Real Estate Ltd. in Toronto, says h 1 it must decide whether they want to change their. homes. to suit their own lifestyles, or to increase the salability of the house. “In some cases the homeowner can recover the money (for a renovation) provided he doesn’t get greedy,” says Post, referring to elaborate renovations made in the hope of getting a big resale price. : SKIP POOL Royal LePage, Canada's largest real estate firm, offers this advice: “You should not expect to recover the cost of pricey extras — pools, saunas, greenhouses, for example — in the short term. “You will be lucky to find a buyer who exactly shares your enthusiasms, and is willing to pay anything like the as-new cost. “If you expect to be selling your house within a few years, keep it in good condition, but think carefully before making major improvements.” So what are the improvements in which the homeowner might be expected to recover his costs and improve the - resale value of the home? 2 Bathrooms and kitchens are the main rooms to worry I fl h: from 25,208,900 a year earlier about. of a fully ‘ipp could improve the resale price of a house by 15 per cent. Likewise, central air ii and ing the annual growth rate of recent years of about one per cent. garages also improve the resale price of a home. If your. home is in the suburbs, a recreation room is an added extra. The things that might make your house more enjoyable, but won't necessarily add to its resale value, are the frills. loom, especially in offbeat colors, fences, saunas and sunporches all fall into this category, he said. Backyard pools, once a sign of status, are also questionable these days because people have concerns over safety or wasted backyard space. Royal LePage offers similar advice. It says modern kitchens will add to the appeal of a house, but a stunning designer layout won't necessarily sell. Bathrooms should be kept up-to-date, modern and easy to clean. “You probably will not recover the cost of a lavish marble layout with sunken bath.” AVOID GLITZ Post said he's also finding sandblasted brick homes hard to sell because of concern that the blasting may have removed the protective glazing on the brick, fostering deterioration. And it usually helps to spruce up the outside with a new coat of paint, he said. In short, the house should look nice “but there should be a minimum amount of glitz.” The Toronto Home Builders Association also offers some points to consider about renovating: e Renovating on a large scale may cause your home's tax assessment to rise substantially. e Over-investing in comparison with the other houses in the area should be avoided. . e Financing the renovation may be cheapest through a first or second mortgage — available through most major banking institutions — desi; i for i show the population in all the provinces and territories was up over the 12-month period. It is “an outrage” that the government gave the Canada Works grant to the Pacific Group for Policy Alterna- tives, John Parks (SC-Mail- lardville-Coquitlam) says in a news release. i Parks says the group is “active in propagating and left searchers and Kuehn said the money created worthwhile jobs in a province with high unemployment. The grant was to employ the researchers for one year and the term ends in Feb- ruary. They did research on credit unions and on the issue of equal pay for work of equal value. He amounts to a government subsidy. Founding organizations of Pacific Group include the B.C. Federation of Labor, the Canadian Labor Congress and several trade unions. Kuehn said the right-wing Fraser Institute has domin- ated public policy discussion and the Pacific Group was established to ensure a bal- anced debate. Rene de Vos of the Canada employment and immigration commission said the criteria applied in awarding grants is that they create quality jobs. The’ political persuasion of the applicant is not consid- ered, he said.
